Pre-Application Fact Sheet
We look forward to being able to assist you in finding your new home and would like to take this opportunity to make you aware of our procedures for the rental application process.
Applications
When you find a suitable property, evey prospective occupant must complete the application form. We cannot process your application unless all required information is supplied to our agency. Please refer to the application to determine what information will be required.
Application processing time frame
Upon submitting a fully completed application form, the required processing time should be approximately 24-48 hours.
You will be asked to provide details about yourself that will include employment and income, past rental history, references, photo ID, birth certificate, passport, Centrelink information etc. This information is to demonstrate to the owner that you would be a suitable and reliable tenant.
You will be asked to agree to the managing agent contacting any referee you nominate, including data companies, regarding your history as a tenant. Once all of the information is to hand, we will contact the owner of the property to discuss your application. It is the owner who makes the final decision to accept your application or not, so it is advisable to provide as much relevant information as you can for us to submit on your behalf.
We will phone you once the processing is complete to advise if your application has been successful or not, so please ensure that your provide us with all your contact details so we can communicate with you quickly.
If your application is not successful, you are able to collect your personal details from our office or alternatively, it can remain on file for future applications you may wish to submit.
Successful Applicants
Assuming your application has been approved by the owner, we will make an appointment for all interested parties to come into the office to secure the premises. At this time you will be stepped through the lease agreement and any other information relevant to the tenancy. We ask all parties to sign a lease agreement (Form 18) and pay the first two week's rent (cleared funds) and a bond, which is normally four times the weekly rent (to be held in trust by the RTA).
